Thai-style Health & Wellness Resort on a hillside above the sea
Studios, 1+1 and 2+1 apartments and lofts with roof terraces — in a resort with a lagoon pool, spa, health centre and views of the sea and mountains.
A resort where relaxation goes hand in hand with health
Phuket Health & Wellness Resort is an off-plan development by Cyprus Constructions in Esentepe, on the north coast of Cyprus. The resort sits on a hillside, about 150 m above sea level and about 500 m from the sea, with views of the coastline and the mountains.
The architecture takes its cue from Thai resorts: bamboo domes, wooden walkways, lush greenery and a lagoon that resembles a natural lake. Alongside the leisure area, the developer plans a health centre with a dental clinic, preventive check-ups and on-site first aid — so the resort is being designed for year-round stays, not just the summer season.
Relaxation and preventive care in one place
We list the resort’s facilities as described in the developer’s materials. The scope of medical services and the health centre operator are confirmed at reservation.

Building types A i B
Type A buildings contain 1+1 apartments with a garden on the ground floor and 2+1 lofts with a roof terrace on the upper floor. Type B buildings contain studios and 2+1 apartments (ground floor with a garden or a penthouse with a roof terrace). The semi-detached villas (type C) have already sold out.
From studios to a loft with a roof terrace
Every unit has a terrace, and the penthouses and lofts also have a private roof terrace. Areas are given as in the developer’s price list: internal area, terraces and total usable area.
Visualisations of the phase II buildings come from the developer’s materials and are not photographs. Interior photos are examples showing the finishing standard, not a specific unit.

Prices in GBP, excluding taxes and transaction fees (see the payment schedule). Availability changes all the time — we confirm it with the developer before you reserve.
35% up front, 65% until handover — 0%
You reserve a unit with a payment of £2,000 (for 2 weeks) or £5,000 (for a month) and top up to 35% of the price. The remaining 65% is paid directly to the developer, without a mortgage or interest, in instalments until handover of keys in March 2027. The developer spreads the 5% VAT over instalments until construction is completed. In the second scenario, 10% of the price can be paid in 12 monthly instalments during the first year after handover.

See how the numbers change with the assumptions
This is a simulation, not a forecast. The nightly rate is matched to the apartment type based on our Esentepe rental market study (September 2026, complexes with amenities), and occupancy is based on the distribution of listing results in Esentepe: the top 25% (P75) and the top 10% (P90). You can change every value with the slider. Gross yield is calculated on the apartment price, before costs. Expand below the result to see the net figure — after rental costs and fees, on the total investment.

PropertyNC Awards 2025
Cyprus Constructions is part of California Trading Group — a family-run, diversified group with a history of almost 30 years. In Esentepe the developer builds themed resorts rather than typical apartment blocks, and manages the properties itself after completion.
Beyond real estate, the group runs a restaurant chain, institutional catering (including for schools and hospitals) and businesses in the gas and telecommunications sectors.

Risks we talk about openly
Every investment in property abroad needs an individual analysis. These are the key issues to discuss with an adviser and a lawyer.
Buying off-plan
Handover may be delayed, and the finished building may differ from the visualisations. Payments go to the developer before construction is complete, so the contract terms and checking the developer are essential.
Legal status of Northern Cyprus
Northern Cyprus has a specific international status, which affects matters such as title deeds, financing and resale. The land title and the contract should be checked by an independent lawyer.
Currency and additional costs
Prices and instalments are in GBP, so the cost in your own currency depends on the exchange rate. Taxes, registration fees, utility connections and any furniture are added to the price.
Rental income and property value
Rental income and the future value of the apartment are not guaranteed. They depend on market conditions, tourism, competition, management costs and regulations.
Medical services and infrastructure
The health centre, clinic and other facilities are part of the developer’s plan. Their scope, operator, opening date and availability to tenants are confirmed at reservation — they should not be treated as a guarantee of rental demand.
Taxes and liquidity
The tax consequences depend on your residence and circumstances — discuss them with a tax adviser. Selling property abroad may take longer than in your home market.
