The Grand Mountain
On the mountain slopes, overlooking the sea and the Beşparmak Mountains
Apartments with private pools, penthouses with a hidden terrace and villas with gardens — set around shared gardens and a large pool. The show home is already finished and open to visitors.
Higher up, quieter, with a view of everything
The Grand Mountain Resort sits on a gentle slope of the Beşparmak Mountains, in an area known as the “Golden Mile”. Its position above the coastal development made it possible to design homes with open views of the sea and the mountains — while the coast road, the beaches and the golf course are just a few minutes away.
The developer gave the architect a clear brief: every home should have a sea view, all rooms — including second bedrooms — should be generously sized, and ceilings higher than usual. The homes are arranged around shared gardens and a central pool, and most of the plot remains green.

Risks we talk about openly
Every investment in property abroad needs an individual analysis. These are the key issues to discuss with an adviser and a lawyer.
Buying off-plan
Handover may be delayed, and the finished building may differ from the visualisations. Payments go to the developer before construction is complete, so the contract terms and checking the developer are essential.
Legal status of Northern Cyprus
Northern Cyprus has a specific international status, which affects matters such as title deeds, financing and resale. The land title and the contract should be checked by an independent lawyer.
Currency and additional costs
Prices and instalments are in GBP, so the cost in your own currency depends on the exchange rate. Taxes, registration fees, utility connections and any furniture are added to the price.
Rental income and property value
Rental income and the future value of the apartment are not guaranteed. They depend on market conditions, tourism, competition, management costs and regulations.
Developer’s statements
The information about 25 years of experience, over 1,000 clients and self-financed construction comes from the developer’s materials. Before buying, it is worth checking it with an independent lawyer — including the status of permits, the land title and construction progress on site.
Taxes and liquidity
The tax consequences depend on your residence and circumstances — discuss them with a tax adviser. Selling property abroad may take longer than in your home market.
